How can we help you find your dream property?

There’s multiple strings to this bow. As mentioned above we often hear about properties before they have even entered the market place. This is a great advantage as you get to view the property and therefore no need to enter a bidding war.

We also appreciate how busy you are and how viewing properties is often extremely time consuming. Therefore with your brief in hand we will view the property on your behalf and report back our findings to you. Should you like what we have reported then we can arrange a second viewing with you or negotiate on your behalf.

What if we you have already seen a property of your dreams online or in person?

Great! The first thing we’ll do is take a look and give you an honest and detailed appraisal where we will inform you of its commercial potential as a holiday let.

Our report will give a great over view of the building, the area and it’s financial letting potential.

Our consultants have strong background in heritage buildings (often listed) and therefore can discuss some of the complexities around this area should the need arise.

Each of our team members is experienced in quickly identifying whether a property is even worth viewing from a commercial point of view.

Our consultants also regularly .work with local authorities in planning and conservation so understand what often concerns them in planning applications.

Example:

One client asked us to view a gorgeous Grade I Elizabethan manor house in a conservation area that they were about to make a £3,2m offer on.

Their idea was to build a 2 storey extension directly on to the house that would include a spa, gym, reception room and 12 further bedrooms.

The plans were completely unsympathetic with their design and materials used and would not be passed by either the planning officer or the conservation officer of the local authority. Alarmingly their Architects did not inform them of this prior to our input.

After detailed consultation we advised our clients that they would not be able to undertake the works they needed to be able to celebrate the commercial gains. After careful consideration we advised our clients not to make the purchase as the restrictions upon the building and its location were so restrictive they would not achieve their desired ROI.

Just 10 days later we found our client a different property that was Grade II listed with more land and increased opportunities for development. Plans were submitted to the local planning authority and passed without objection.
